Belfast Harbour has been given planning permission to develop a nine-storey building as the latest phase of its City Quays project.
It will be primarily office space with hospitality on the top floor and ground floor retail.
The first three phases of City Quays consisted of office space, a Marriott hotel and a multi-storey car park.
Earlier this year, Belfast Harbour also received permission for a 256-unit residential development which will be the fourth phase of the scheme.
Kevin Ryan, development director at Belfast Harbour, said that creating a "vibrant inner harbour" continues to be one of the organisation鈥檚 key strategic goals.
The City Quays covers a 20-acre site around Clarendon Dock next to the River Lagan.
