The Vision
The aim is create a well-connected development with a mix of business areas and new homes.
The London Development Agency (LDA) owns the majority of the key sites in The Royals and has already embarked in a number of projects in the area. Once completed the area should produce some 8,000 jobs in a newly developed business park. The ExCeL centre is London’s largest exhibition centre and plans to develop it further are currently being discussed.
There are plans to extend London City Airport so that it will serve London’s business community.
At the eastern end of the Royals the University of East London (UEL) is expanding its campus. Such developments will provide opportunities for increasing participation in higher education in an area that has some of the lowest rates of participation in the UK.
Where is it?
In the borough of Newham the Royals is close to London’s business district and London City Airport.
When is it happening?
Construction has started on some projects with some 450 homes already completed in the North Side Royal Victoria Dock area. Work is due to start on the Silvertown Quays site in 2007. Other developments in the area are still in the planning stages.
History
The Royal docks worked successfully for many years providing berths for large vessels that could not be accommodated further up the river. The area was closed for commercial shipping in 1982 and lead to high levels of unemployment and social deprivation.
The Numbers
- Potentially the area could accommodate 14,000 homes.
- 1,275 homes are planned for the North Side Royal Victoria Dock area, with 450 already completed.
- Planning has been submitted for 800 homes in the Land Mark Site.
- Work is set to commence in 2007 on 5,000 homes, large leisure, office, communityÌý and retail spaces.
- Subject to planning acceptance, 2,500 – 3,500 will be built in the Minoco Wharf.
- Building has started on the 2,500 homes in the Albert Basin area.
Who’s Involved?
The LDA is working together with the London Borough of Newham to prepare and execute plans for regeneration in the area.

Landmark Site
The area is still very much in the planning stage but the land, currently owned by the LDA, could accommodate nearly 2,000 new homes and 3,00 new jobs.
Building 1000: Standard Life Investments
Building of the £70m ‘Building 1000’ has begun in the area and hopes to attract high technology companies with its imposing position only a short distance from Canary Wharf.
The 450 homes already completed are to the south of the Royal Victoria Dock and on both sides of the Thames Barrier Park.
University of East London
To the east of the business park the University of East London has a learning centre set on the river. This centre enables local business and education institutions to work closely together and to create such initiatives as the Centre for Engineering and Manufacturing Excellence (CEME).

Silvertown Quays
One of the largest sites in the Royals, Silvertown Quays lies to the south of the Royal Victoria Dock. There are plans to build a large new aquarium and visitor attraction called ‘The Biota’ as well as 5,000 homes, new office, retail, leisure and community facilities. Development is due to begin in 2007.
Minoco Wharf
Plans have been submitted for approval for developing 2,500 – 3,500 homes in the Minoco Wharf area, just south of Silvertown Quays.
Barrier Park East
This 2.5 hectare plot is owned by the LDA and is expected to have planning for 900 homes in the near future.
Landmark Site
This land is currently owned by LDA and Newham Council who are actively seeking a development partner for this site. The area has fine views at the western end of the Royal Victoria Dock and could potentially take up to 900 new homes.
Albert Basin
Development is underway for 2,500 homes around the East Beckton and Albert basin.
Gallions Park
The LDA is currently seeking development partners to join them in the creation of 230 zero-carbon homes in the Gallions Park area. This three acre site in Albert Docks provides an ideal setting for this high quality development.
