Final hurdle for Mann Island development

Plans for a new 拢120 million development at Mann Island in Liverpool City Centre have been submitted for planning permission. What do you think of the development?

A planning application has been submitted for a 拢120 million development at Liverpool鈥檚 Mann Island.

The new waterfront scheme, sitting next to the Three Graces, will consist of three new buildings one commercial, two residential. The buildings, clad in black granite and with slanting roofs, will be arranged to create inner courtyards.

The two residential buildings will contain 376 apartments and an underground car park, while the commercial building will have 140,000 square feet of office space and almost 13,000 square feet of covered public space and 20,000 square feet of open public space. There will be leisure and retail developments on the ground and first floors of the three buildings.

The development will sit next to the new Museum of Liverpool and is predicted to create 913 new jobs.

The scheme by Neptune Developments and Countryside Properties was first revealed in March 2006. The development attracted criticism because of its proximity to the Three Graces.

Controversial

At the time Wayne Colquhoun of Liverpool Preservation Trust said of the development 鈥淭his is the biggest risk to Liverpool鈥檚 skyline since Goering sent the Luftwaffe over in 1943.鈥

Changes have been made to the scheme after consultation with English Heritage, Liverpool Vision, the Commission for Architecture and the Built Environment and Liverpool Urban Design and Conservation Advisory Panel.

The redesign includes more trees in public areas and the movement of the two residential buildings by three metres to reveal more of the Three Graces. There will also be public access to a roof terrace with views over Canning Dock.

Speaking about the changes Steve Parry, Managing Director of Neptune Developments said 鈥淭he changes in our design are the result of this consultation and we now look forward to moving ahead with the scheme which we believe will be an exciting and valuable addition to Liverpool鈥檚 waterfront.鈥

Why build a new building next to the Three Graces instead of refurbishing the warehouses on the Docks? There is nough space for offices , shops and appartments.

What more building and shops we have enough of them in Liverpool why not put something there to attract visitors, now the cruise terminal is coming why not erect a dancing fountain like the one in Barcelona which is a large tourist attraction to the city that is what is needed in liverpool not more building tourist attractions is what we want

people's fundamental lack of knowledge about architecture, urbanism and generally what a city is and should be simple astounds me. The people who contribute their mind bogglingly blinkered opinions or visions should be gagged and severly fined.

Why do new buildings always have to look "new" and futuristic? Keep these type of building away from such an historical part of Liverpool!!! There must be an architect out there that can design a building that will complement the Three Graces!

The buildings are out of context to their surroundings and still threaten the skyline adjacent to the Three Graces. The inclined form that stretches from one building to another is the result of an imaginary line, at small scale, on the drawing...It won't be visible from street level...and the buildings will looke like a couple of 1970's glass boxes. There should be a competition among several world renowne architects, who are all remunerated for their efforts, to create an outstanding design...not one mired in mediocrity. Retail will never work...it's nowhere near the retail area of the City...it'll be full of nasty little gift shops and empty storefronts...like the Albert Dock. Why do we need to block the waterfront with more office space...there is no shortage in the City...in fact the trend is towards more web-based busineses without the need for City Center space. The development should be all residential and public open space to provide access to the waterfront for everyone. The scheme is unimaginative and very provincial...this is a fantastic location. Let's not have another monstrous carbuncle on the face of the Pier Head.

The buildings don't look anything special. Considering the location, I think something more inspiring should be done.

i have always found that the view when entering the albert dock as you look to your right was fantastic. the sight of the three graces framing the view is one of the most used in tourism literature. though i agree that something needs to be built on the sight of the old porsche and mercedes garages. i fear the apearance of something so overbearing may have adverse effects. a wonderful structure though, would look great elsewhere.

Any development must be sympathetic to the surrounding area. The new buildings, which must be exciting in their designs, should not have a negative effect on the three graces or the superb waterfront views currently available. I would have liked to see the site developed into a public open space, but the value of the real estate was never going to make this a viable option. Lessons must be learnt from the aweful apartments that were erected at Kings dock, overlooking what will now be an excellent arena. I mean, who ever allowed them to build white apartments amidst beautiful red brick docklands?? Supposed to look like a ship...what, because they have round windows!!
